Evergreen Estate marks a significant milestone on Vietnam’s green real estate map by becoming the first project in Southeast Asia to pursue the LEED for Communities certification—a sustainable development rating system at the urban community scale, developed by the U.S. Green Building Council (USGBC).

Unlike the LEED certification for individual buildings, LEED for Communities approaches an urban area as a unified whole. It comprehensively evaluates factors ranging from spatial planning, transportation, energy, water, materials, and ecosystems to the quality of life and adaptability to climate change. This is considered one of the most stringent sustainable urban development standards in the world today.

Nature-Respecting Planning: Creating a Sustainable Urban Area

Located in Dong Kinh Ward, Lang Son Province, Evergreen Estate is developed on a land fund of nearly 37.44 hectares. Its planning orientation respects the natural mountainous terrain, minimizing leveling, preserving the indigenous landscape, and optimizing the microclimate of the entire area.

The internal transportation system is designed to encourage walking and cycling, combined with smart energy management alongside efficient water treatment and reuse. Harmoniously interwoven green spaces and water surfaces not only create a distinctive ecological landscape but also contribute to elevating the sustainable quality of life for the residential community.

Pioneering the Application of Comprehensive Green Urban Solutions

Evergreen Estate is one of the few projects in Vietnam pioneering the synchronized implementation of multiple sustainable development solutions at an urban scale, including:

  • Forecasting and optimizing energy efficiency for the entire urban area.

  • Designing a synchronously connected internal bicycle network.

  • Planning the deployment of EV charging stations to stay ahead of the green transportation trend.

  • Restoring at least 15% of the land area into ecological green spaces using native plant species.

  • Integrating renewable energy and rainwater reuse.

  • Applying MET wastewater treatment technology and an intelligent Building Management System (BMS) for efficient and sustainable operations.

GP.Invest’s Long-Term Commitment to Sustainable Development

Proactively increasing infrastructure investment costs by 7% to meet the strict standards of LEED for Communities demonstrates GP.Invest’s strong and long-term commitment to a green urban development strategy that is environmentally and socially responsible.

Evergreen Estate is not merely a real estate project; it is a declaration of sustainable development, helping to shape new standards for urban areas in Vietnam and the broader Southeast Asian region.
